14.43% of Davis County Home Listings Short Sales
With the decrease in home prices and increase in defaulting home loans, Davis County Utah is seeing an increase in the number of homes being sold as Short Sales. There are currently 279 homes in Davis County currently listed that require short sale approval. This represents 14.43 percent of all Davis County Homes for Sale.

Broken down by individual cities, Clearfield had the highest rate of short sales where 1 in 5 listed homes require bank approval. Bountiful had the lowest rate of listed short sales at just 7.7%.
Bountiful Short Sales – 17 of 219 homes listed require short sale approval. This is the lowest percentage for Davis County.
Centerville Short Sales – Centerville had just 11 listed properties that required short sale approval. With 102 listings this represents less than 11%.
Clearfield Utah Short Sales – Clearfield had a very high percentage of short sale homes as more than 20% of the properties currently for sale require bank approval. 30 of the 148 listed homes in Clearfield are short sales.
Clinton Short Sales – The rate of Short Sales in Clinton was above average for Davis County as 15.89% of the 151 homes for sale are short sales.
Farmington Short Sales – Farmington currently has 19 listed short sales. This is 15.32% of all Farmington home listings.
Kaysville Utah Short Sales – 16.3% of the 135 homes for sale in Kaysville are Short Sales.
Layton Utah Short Sales – Layton has 57 short sales currently for sale, more than any other city in Davis County. With 410 total listings though the percentage of short sales is less than average at 13.9%
North Salt Lake Short Sales – 12.15% of the 181 listed homes in North Salt Lake are Short Sales. Many of these homes are very large and expensive.
Syracuse Utah Short Sales – Syracuse also has a high rate of short sales with 16.59% of the 211 listed homes requiring bank approval.
The short sale rate for the smaller cities in Davis County Utah is also higher than the average. The smaller Davis County communities including Fruit Heights, Woods Cross, West Bountiful, Sunset, and West Point had a short sale rate of 16.67% combined.
